On the same floor as the sky lobby (the 64th), a cafe decked out with national flags hosts World Cup viewing parties.

There is also a game room with billiards, table tennis and shuffleboard. Free classes in yoga, Zumba and cooking are offered.

The terrorist attacks of Sept. 11, which resulted in almost 3,000 deaths, devastated this site more than 20 years ago.

After the rubble was cleared, a new tower was eventually built nearby. It opened in 2014 and overlooks a memorial and museum.

The tower’s vacancy rate is half that of the citywide average, reflecting a demand for space in newer “trophy properties,” said Phil Mobley, who directs office analytics at CoStar, a data research firm. One company in the building has a giant gold T. rex in its office.

Jordan Park, a financial advisory company, recently quadrupled its space to 20,000 square feet. Katie Cupertino, its chief people officer, said the company wanted to be here because “it’s the spirit, it’s the resilience, it’s the heart of New York City and we get to be part of it.”
